What's actually causing it
Sediment buildup on the bottom of the tank
Minerals settle out of the water over years and harden on the tank floor. It's the usual cause of rumbling or popping sounds, and it drags efficiency down well before the tank fails outright.
Failed thermocouple or pilot assembly (gas)
If the pilot won't stay lit, the safety sensor that's supposed to confirm a flame is present is usually the part that's failed — a straightforward, inexpensive fix.
Failed heating element or thermostat (electric)
Electric tanks losing hot water fast or not heating at all are most often a burnt-out element or a thermostat that's stopped calling for heat correctly.
Corroding anode rod or a tank near end of life
The anode rod sacrifices itself to protect the tank from rusting through. Once it's spent, the tank itself starts to corrode — rusty water and, eventually, a leak from the tank body itself are the tell.
